GB Bank has reached £1 billion in lending, marking a significant milestone for the specialist bank in under two and half years since May 2024.

The milestone follows a period of continued expansion for GB Bank, with the specialist bank broadening its property-backed lending proposition and strengthening its relationships across the intermediary market and maintaining a consistent record of delivering for the customer on the cases it commits to.

The milestone has been reached during a demanding period for the UK property finance market, with higher funding costs and greater caution across the lending sector. GB Bank’s growth over that period has been built on individually underwritten cases, close working relationships with intermediaries and the commitment of its people to delivering for customers.

GB Bank is an ambitious challenger bank combining retail savings, bespoke property-backed lending and specialist funding lines. It works with intermediaries, professional investors, entrepreneurs, businesses and non-bank lenders to solve complex funding needs quickly and pragmatically, with the service, flexibility and personalised approach often associated with private banks.

The bank has continued to develop its lending proposition during 2026, most recently relaunching its commercial finance offering and increasing its maximum loan size from up to £20 million to up to £25 million.

Alongside the expansion of its product range by the introduction of a new simplified range with specific pricing for loans up to £3m, GB Bank has continued to increase its reach across the intermediary market. The lender has recently joined the Bridging & Development Lenders Association (BDLA) as a Lender Member and became a Lender Partner of the Financial Intermediary & Broker Association (FIBA).

GB Bank was also added to Mortgage Advice Bureau’s lender panel in August, giving its advisers access to the bank’s buy-to-let solutions, including residential, semi-commercial and commercial property enquiries.

Eddie Trahearn, Chief Executive Officer at GB Bank, said:

“Reaching £1 billion in lending in under two and half years, against a challenging market backdrop, is a landmark moment for GB Bank. It demonstrates the strength of our proposition, the trust our intermediaries and customers place in us, and the relentless commitment of our people to finding solutions where others see obstacles.

“We've never set out to be the biggest lender in the market. We've set out to be one of the most trusted. By staying close to our customers, solving complex funding challenges and continually expanding our capabilities, we've created a platform for long-term growth. The fact we've reached this milestone so quickly shows there is a real appetite for a lender that can move at pace, think differently and deliver with certainty."

“Surpassing £1 billion of lending is a significant milestone for GB Bank and a reflection of the momentum we have built since launch. This achievement is down to the talent, commitment and ambition of our colleagues, the support of our intermediary partners and the trust our customers place in us. While we are proud of what we have achieved, we remain firmly focused on what comes next. We have significant opportunities ahead and a clear ambition to continue growing responsibly as we build GB Bank into the UK's leading specialist property-backed lender.”

Pankaj Thukral, Chief Lending Officer and Deputy Chief Executive Officer at GB Bank, said:

“In a market where rising rates and tighter lending criteria have made funding harder to secure, borrowers increasingly value lenders that can provide certainty and deliver completions. That is precisely where our team has made the difference.

“Reaching £1 billion has come down to execution: understanding complex cases quickly, being straight with intermediaries about what we can and cannot do and then delivering on what we commit to. Every one of these loans has been individually underwritten and individually delivered.

“I am immensely proud of the team who have made this happen. Their expertise and commitment to delivery are the reason customers and intermediaries continue to work with us, and they are the foundation we will build on from here.”
