Collaborative conveyancing company, YouConvey, has rolled out a market-first initiative offering estate agents and mortgage brokers free, unlimited upfront property information packs for their clients - with no subscription fees and no obligation to instruct.

Having launched this November, the scheme is designed to address transaction delays before contracts are even drawn up. By giving professionals instant access to comprehensive property intelligence at zero cost, the model helps introducers meet regulatory requirements early while cutting up to five weeks off the time it takes to reach completion.

For estate agents and sellers, YouConvey provides a complimentary Material Information Report powered by Sprift, resolving National Trading Standards compliance at the point of listing. Sellers can then fill out their standard property questionnaires online through the YouConvey portal with direct support from an advisor, alongside an optional £50 search that gets the legal file genuinely contract-ready. To give movers peace of mind, the pack includes a no-obligation conveyancing quote backed by up to £1,500 in abortive transaction protection.

Mortgage brokers and their buying clients are offered a parallel service. By submitting a prospective address, brokers receive a free Key Property Facts report to give buyers early clarity on the home they want to purchase, paired with transparent conveyancing quotes carrying no abortive legal fees run through the Smoove platform. Both offerings are available without caps or  fees for any client who has not yet instructed a solicitor.

The launch comes at a time when transaction fatigue remains the primary headache across the housing market, with recent industry research showing property professionals lose over a third of every working day simply chasing missing paperwork and routine updates.

Eddie Goldsmith, Founder of YouConvey and former Chairman of the Conveyancing Association, believes one of the key ways to shorten transaction times is to remove the cost barrier to upfront information:

"The industry has spent years debating upfront information and complaining about transaction delays, but very few have stepped forward to make that data completely free for agents and their clients.

By providing free Material Information reports through Sprift, we are helping agents tick the compliance box immediately while getting sellers legally prepared before an offer is even on the table. When you combine early data with our online onboarding and proactive weekly updates, you eliminate the weeks of dead time that cause deals to fall through.

It gives agents and brokers a practical, cost-free tool that protects their pipeline and gets their clients moving sooner."

Unlike traditional conveyancing, which waits for an offer before posting out paper forms, YouConvey pairs upfront digital onboarding with dedicated Home Mover Advisors who work seven days a week. Advisors stay in touch directly with the conveyancers and circulate structured weekly progress updates to both clients and introducers, keeping all parties aligned and removing the need for daily progress chasing.
