West One Loans has today announced a series of major product and criteria changes to its residential mortgage range, designed to give intermediaries more ways to say "yes" to first-time buyers, home movers and remortgage customers.
For a limited period, West One is waiving application fees for all remortgage and purchase transactions, making it easier for brokers to submit applications to the lender.
West One is also introducing a new credit tier, Premier Plus, for remortgage, purchase and Shared Ownership customers. The tier offers lower rates starting from 6.59%, available up to 85% loan-to-value (LTV) and is designed for borrowers with recent minor blips on unsecured credit, allowing up to three missed payments in the last 12 months where accounts are now up to date, one small satisfied CCJ up to £500, and satisfied or unsatisfied defaults under £500. Loan-to-income (LTI) multiples are available up to 5.5 times income as standard. For Shared Ownership customers, the new product tier is available up to 95% and 100% of the loan-to-share-value, with rates starting from 6.74%.
In addition, the lender's LTI Boost range (offering uncapped LTIs) has been enhanced with LTVs increased to 85% across the Premier Plus, Premier, Platinum and Prime Plus LTI Boost product ranges. A new range of variable-fee products is also available from 5.99%, with 1% and 2% fee options for minimum loan sizes of £250,000.
Finally, free valuation options have also been extended throughout West One's fee-assist range, available for both purchases and remortgages. The updated range also includes fee-free remortgage options including a free valuation or Automated Valuation Model (AVM) and a free fast-track legal service.
The fast-track legal service completes legal work by offer stage and accepts e-signed mortgage deeds, with an average completion time of 12 days for offered cases between January and August 2026, and is also available for debt consolidation remortgages, with all debts discharged directly on completion for a one-off fee of £35. AVMs are available up to 75% LTV on the standard range and up to 85% LTV on the "extra" range, subject to eligibility.
The changes reflect West One's ongoing strategy to broaden access to specialist residential lending for borrowers who are less well served by mainstream high-street criteria, and to strengthen its proposition for intermediary partners at a time of continued demand for flexible mortgage solutions.
