Residential mortgage lender Gen H has today announced its official launch into the Scottish market, bringing its affordability-led lending proposition to brokers and borrowers in the region.

The launch includes Gen H’s income booster proposition, designed to help affordability-constrained buyers increase their borrowing power by adding a family member or friend as a non-resident co-borrower.

The move provides Scottish mortgage advisers with a new solution to address one of the market’s most persistent challenges: borrowers who can comfortably afford monthly repayments, but who fail traditional income-multiple affordability assessments.

Gen H’s income booster product tackles affordability challenges head-on:

  • Income boosters are liable for the mortgage, but they are not guarantors, so there’s no collateral on the line.
  • Income boosters don’t have to pay any money as long as the mortgage is in good standing. 92% of boosters never pay anything toward the mortgage.
  • On average, first-time buyers with an income booster get onto the ladder 5 years earlier than those without. 

The proposition provides advisers with an alternative to guarantor mortgages, gifted deposits or complex family structures - particularly relevant in markets where high rents already demonstrate payment affordability.

The Scottish launch will initially be available exclusively through Mortgage Advice Bureau (MAB) brokers, reinforcing Gen H’s commitment to intermediary distribution and adviser feedback-led product design.
