Gable Group Holdings Ltd, the UK fintech and insurance group, has secured a long-term funding line from an established European bank, which will support the roll out of innovative high-LTV residential mortgage products via its FCA-regulated partner.
Primarily targeted at the £82 billion UK first-time home buyer market, Gable Group is targeting up to £250 million of deployment over the next 12 months, with the ambition and funding to rapidly scale this in subsequent years.
The products, up to and including 100% LTV mortgages, are being launched in direct response to market demand, with unaffordable deposit requirements the biggest barrier facing prospective first-time homeowners in the UK. The products will be available through the intermediary market, as well as through select housebuilder partnerships, and are aimed at creditworthy first-time buyers across England and Wales.
The products will be underpinned by Gable Group's insurance subsidiary, Gable Sure, enabling Gable Group to develop products which do not require a cash deposit, guarantor, any other form of collateral security, unlike the majority of products currently available in the market.
The inability of millions of people to get on the housing ladder is one the UK’s most critical social issues. As house price growth has continued to outstrip wage growth, Halifax data shows the average first-time buyer deposit has reached £61,090 in 2024, equal to 20% of the purchase price and up 14% year on year, whilst the average savings among UK adults is just £16,000. Average private rent in England reached £1,442 a month in May 2026, according to the Office for National Statistics, making the average deposit equivalent to more than 42 months of rent.
