Audley Group, the UK’s leading provider of retirement villages, has today been appointed by Galliard Homes and O’Shea Group to assume the sales and operational management of a new retirement village, Shiplake Meadows, in Oxfordshire.
Located just outside Henley-On-Thames in Lower Shiplake’s picturesque countryside, Shiplake Meadows is a £57 million (GDV) highly sustainable integrated retirement village. The village will bring 65 units to market, comprising two and three bedroom cottages and apartments, including penthouses, in a stunning setting.
The design of the scheme combines exceptional design features, whilst using traditional design characteristics and materials of South Oxfordshire to create a village feel. Each property will benefit from either an extensive balcony, terrace, or private garden, giving property owners the opportunity to enjoy the beautiful natural surroundings and landscape gardens which are complete with mature native trees and wildflowers.
At the heart of the village the central facilities feature a bistro, bar, private dining room, gym and wellness suite. Several properties have already been reserved off plan. Wellbeing and care services will be provided by CQC registered Audley Care.
On Shiplake Meadows Galliard and O’Shea were advised by Knight Frank and Howard Kennedy LLP.
Nick Sanderson, CEO, Audley Group, said, “The Shiplake Meadows site is beautiful and the demand in the local community is high for aspirational retirement living options with central facilities. Shiplake and the local area had long been on our list of potential sites for a village so we jumped at the chance to work with Galliard and O’Shea who really understand the importance of creating more specialist housing for older people.”
Stephen Conway Executive Chairman and CEO, Galliard Homes, commented, “When seeking a new operational partner for Shiplake Meadows, Audley's exceptional track record spoke for itself. Nick and his team bring with them decades of invaluable experience in crafting exceptional integrated retirement communities. We're thrilled to collaborate with Audley, a recognised leader in the sector, as we embark on this journey together.”
Rory O’Connor, Executive Chairman, O’Shea Group, added, “Audley brings a depth of experience in this sector which means both future owners and prospective owners will be in excellent hands. We look forward to working closely with the team to launch an exceptional and much needed retirement village.”
Sustainability has been at the centre of the design of Shiplake Meadows with an energy strategy that aims to deliver a 60% reduction in CO2 emissions and a 50% reduction in energy costs for homeowners in the village compared to a standard gas-fired home.
There will be 35 cycle bays and 86 car parking spaces which are enabled to have an EV charger installed for those with electric vehicles.
Phase one of the development is available now. Prices for a two-bedroom apartment start at £625,000.
