Armley remains the most popular place to live in Leeds

In 2025, Armley kept its spot as the most popular place to move to in Leeds. Last year, 7.4% of Leeds movers ended up in Armley, around 1 percentage point more than Adel in second place. These figures come from Compare My Move, which surveyed just under 1,700 people who moved to Leeds to find out where they chose to live

In 2025, Armley kept its spot as the most popular place to move to in Leeds. Last year, 7.4% of Leeds movers ended up in Armley, around 1 percentage point more than Adel in second place. These figures come from Compare My Move, which surveyed just under 1,700 people who moved to Leeds to find out where they chose to live. 

Affordability looks to be a major factor. Armley is one of the cheapest areas to buy a home among the top 10 locations, and it is the cheapest area to rent within that top 10.  

Affordability appears to be a common theme across the top 10, especially when you look at how mover numbers have changed year on year. The biggest increase was in Harehills, which saw nearly 44% more movers in 2025 compared to 2024. Harehills is also the cheapest area in our top 10 to buy a property, with an average price of around £177,000. That is more than £100,000 below the average Leeds house price. 

At the other end of the scale, Alwoodley, the most expensive area in the top 10, saw the largest drop in movers, with 15.8% fewer people moving there in 2025 than in 2024.  

That said, higher prices did not always mean fewer movers. Adel, which ranked second, and Roundhay in ninth saw year-on-year increases in movers, despite average house prices of over £300,000. 

Dave Sayce, founder and managing director of Compare My Move, shared what this could mean for homeowners in Leeds and for people planning to move to the city in 2026: 

“More affordable areas of Leeds saw an increase in movers throughout 2025, and we expect that trend to continue into 2026. If you own a property in one of Leeds’ more affordable areas and are considering selling, you can expect strong demand. 

In contrast, demand in some of the more expensive areas appears to be easing. If you are planning to buy in one of Leeds’ more affordable neighbourhoods, it may be worth acting sooner rather than later. Summer is typically the busiest time for house buying, so competition and demand is likely to be at its highest.”
